In the heart of downtown Ann Arbor, a stone’s throw from the hum of Depot Street and the soft echo of train tracks, stands one of the city’s most beautiful—and most haunted—landmarks: The Gandy Dancer.

Once a bustling railroad depot built in 1886, this Romanesque gem served as a gateway for travelers arriving to and departing from the growing city. Today, it’s a fine dining restaurant known for its seafood, Sunday brunches, and that elegant old-world charm that feels like stepping back in time. But for those who’ve worked there—or lingered long after closing—The Gandy Dancer holds more than just history.

 

The Ghost in the Depot

Legend has it that after World War I, unclaimed bodies were stored in the basement of the station until they could be properly identified or buried. Some say the spirits of those left behind never truly departed.

Staff have told stories of glasses shattering mid-conversation, lights flickering without reason, and a shadowy figure seen pacing along the tracks outside when no trains are running. One former bartender swore that a full tray of martini glasses slid off the counter, perfectly in sync, just as a cold draft swept through the bar.

Mortgage rates have been camped in the 6 %–7 % range for months, and price cuts are showing up on MLS—but not enough to offset the payment pinch. Realtor.com’s newly released May 2025 Affordability Benchmark gives us a reality-check on what it really costs to buy in Ann Arbor today.realtor.com

How does that compare with the surrounding market?

  • Washtenaw County median list price: $485 k—about $100 k cheaper than the city core, trimming roughly $650off the monthly payment.realtor.com

  • Detroit–Warren–Dearborn metro: Typical home lists at $270 k and claims just 29.8 % of the median income—one of only three large U.S. metros still under the 30 % rule.realtor.com

Translation: Buyers relocating from Detroit suburbs (or from pricier coasts) arrive with equity that can go a long way in Ann Arbor—if they plan their financing right.


What this means for buyers

  1. Know your numbers before touring. At today’s rates every $25 k jump in price adds about $165/mo to the payment.

  2. Consider creative financing. Physician loans, temporary rate buy-downs, seller concessions, or adjustable-rate mortgages can bring that 57 % debt-to-income ratio back toward sanity.

  3. Widen the search radius. A five-mile shift into Pittsfield Township or Dexter can drop the purchase price by five figures without sacrificing UM commute times.

  4. **Shop the home’s operating costs: ** energy-efficient upgrades, HOA fees, and property-tax differentials can make or break affordability.

More Real Estate Industry-Focused Could Repurposing Federal Land Be the Key to Fixing America’s Housing Shortage?

🏘️ Reimagining Federal Land: A New Opportunity to Solve the Housing Inventory Crisis

The U.S. is facing a housing crisis. With an estimated 4.7 million homes short of meeting demand, buyers across the country, especially middle-income families, are feeling the squeeze. Skyrocketing prices, low supply, and long construction timelines have made it increasingly difficult for many Americans to find a place to call home.

But what if the answer has been hiding in plain sight?

A new federal initiative from the U.S. Department of Housing and Urban Development (HUD) and the Department of the Interior aims to repurpose underutilized federal land to increase housing inventory. It’s an idea that sounds simple, but if implemented thoughtfully, it could be a major lever in restoring balance to our housing market.

🌍 What’s the Plan?

This joint initiative seeks to identify federally owned properties—think excess land owned by the Department of the Interior or other federal agencies—that could be converted for residential development. The goal is to collaborate with state and local governments, prioritize sustainability, and ensure community input throughout the process.

It’s not just about building more homes—it’s about building the right homes in the right places while preserving environmental integrity and fostering economic opportunity.

As the National Association of REALTORS® (NAR) noted, each home sale contributes around $125,000 in local economic activity and supports roughly two jobs. That means more homes aren’t just good for homebuyers—it’s good for communities.

🏗️ Have We Done This Before?

While this initiative may feel groundbreaking, it’s not the first time the federal government has reimagined the use of its land to meet civilian needs. Here are a few important precedents:

1. BRAC (Base Realignment and Closure Program)

Beginning in the 1980s, the Department of Defense closed or downsized hundreds of military bases. Many of these were transferred to local governments and redeveloped for housing, education, and public space. Example: Fort Ord in California was transformed into a university campus and mixed-use community.

Lesson: With strategic planning and partnerships, large swaths of federal land can be successfully repurposed.

2. McKinney-Vento Act & Surplus Property Programs

HUD has historically overseen programs that allow surplus federal property to be transferred to nonprofits for homeless housing and services. While smaller in scale, these programs provide a legal and logistical foundation for the new initiative.

Lesson: The tools are there, but previous efforts have often been slow-moving and bureaucratic.

3. Post-WWII Housing Boom & GI Bill

While not directly a land repurposing initiative, the post-WWII housing boom was enabled by federal policy and infrastructure investment. The GI Bill helped veterans buy homes, while federal highways opened access to previously rural areas.

Lesson: When federal policy, infrastructure, and housing align, transformative development can happen fast.

⚖️ Challenges to Watch

Of course, this won’t be without hurdles:

  • Environmental reviews

  • Tribal land considerations

  • Local zoning resistance

  • Infrastructure needs (roads, water, sewer, etc.)

But the fact that this initiative is being framed as a collaborative, community-first approach gives it a better chance of success than some past efforts.

As of March 2025, Michigan’s unemployment rate has climbed to 5.5%, making it the second-highest in the country behind Nevada. This uptick—reported by both the National Association of Realtors (NAR) and the Michigan Department of Labor—comes amid job losses in several key sectors:

  • Manufacturing: Down 13,000 jobs year-over-year

  • Professional & Business Services: Down 8,000 jobs

  • Retail Trade: Down 1,000 jobs

This economic shift is creating a ripple effect that may be felt in the housing market—but there’s more to the story.


💡 What’s Changing with Unemployment Benefits?

In response to rising jobless claims, Michigan expanded unemployment benefits effective April 2, 2025:

  • Benefit duration extended to 26 weeks (from 20)

  • 💵 Maximum weekly benefit increased to $446, with future increases scheduled through 2027

  • 👨‍👩‍👧‍👦 Dependent allowance doubled to $12.66 per child or dependent

These changes are designed to provide a stronger financial safety net for Michigan residents navigating job transitions.
